Additional Information

Fire Safety

Fire safety is the number one priority of the building.  The Strata Committee has the building certified annually for compliance with the safety regulations, extinguishers, fire hoses etc and the Certificate is displayed on the foyer noticeboard.  Triggering of the smoke and/or fire detectors will result in a call out to the Fire Brigade and sounding of the alarms/evacuation warning throughout the entire building.  Should that happen, the fire doors will automatically close to limit the spread of fire and smoke.  You must evacuate the building using the fire escape stairs at the end of each passageway and gather on the grassed area in front of the foyer.  


False alarms incur a charge out cost by the Fire Brigade and if traceable back to a specific apartment, will result in the owner of that apartment being invoiced for the total amount (currently in excess of $1600) - if the apartment is leased, it will be up to the owner to recoup the cost from the tenant.  Each sensor is separately identified on the main control panel, so the sensor which triggers an alarm can be identified.


Please note the following:


1. Fire/Smoke Detection Devices. Each apartment and the common areas are fitted with smoke and fire detection sensors and they must not be removed, covered or tampered with in any way.  In 2016, a major upgrade of the fire detection system was installed and now, any non-operational sensor will be detected and the apartment identified.  Tampering will result in the owner being charged for the cost of the repair - if the apartment is leased out, it will be up to the owner to recoup the cost from the tenant.


2. Kitchen/Bathroom Smoke & Steam.  Be aware that excessive steam escaping from bathrooms will trigger the smoke alarm.  Excessive cooking smoke escaping from the kitchen will also trigger the alarm. The sensors in kitchens are fire detectors that measure rapid increase in temperature rather than smoke.  However if cooking smoke escapes into an adjoining living area, it will set off the smoke detector there.

Building Security

Access to the building is via a security fob or restricted key (colour coded pink).  Please take care of your fobs and keys because replacements due to loss or failure of a tenant to return them, will incur a cost.  


The building (including both lifts), is also fitted with a high resolution CCTV system that has recently been upgraded.  In the event of theft, break-in or vandalism, facial recognition may be possible.


All residents are required to ensure that doors to the building are not left open - especially the doors from the foyer to the upper level car park.  Please ensure tradesmen/delivery persons do not leave them open for extended periods either. 

Moving In and Out

It is a bylaw of the building that removalists can operate only between the hours of 8am - 4pm Monday - Friday and from 9am - 12 noon Saturday.  No other times are permitted.


Removal vans may be parked on the concrete adjacent to the upper level car park, but must not block access to resident cars.  Alternatively, removal vans are to be parked on Darling Point Rd.  All trades and removalists are to use the rear doors to the foyer.


Residents arranging movement of large items of furniture, must ensure that the walls of the lift are protected from damage.  Protective covers are in the first storage room off the upper car park (west end), accessible by fob/pink key.  The covers are to be replaced back into the storage room immediately afterward and are not to be left for the caretaker to remove.

Car Parking

Parking of residents' cars is permitted only within the designated spaces allocated to each apartment and in the other designated areas at the front of the building not specified as being for visitors.  Parking at the rear of the building (along the boundary with Swifts) may be used except between the hours of 7am - 5pm Monday - Friday when it must be vacated for use by tradesmen.

Swimming Pool

The swimming pool and picnic area are located at the western end of the site adjacent to the lower level car park.  The pool is certified for compliance to safety regulations regarding fencing and all residents must ensure that any children with them are properly supervised at all times whilst in the pool area.


The pool is heated between the months of September to May.


Female and male change rooms are available adjacent to the pool and accessible via your pink key.  Please leave them tidy and clean when you leave.  If you come across any damage, please advise our caretaker or email the SC Chair.


Please be considerate of other residents by removing rubbish when you leave.  Glass bottles are permitted except on the poolside tiled area - again please take them with you when you leave.


The facilities are there to be shared and enjoyed by all residents and their invited guests (guests must be accompanied by residents when using the pool and picnic area).  There is no booking system as such for the facilities - we ask that residents be considerate of other users.  

Rubbish and Recycling

Rubbish bins and recycling bins are located on the upper level car park at the western end.


Rubbish chutes are located on each level at the eastern end stairwell for disposal of kitchen waste only - max size is a "medium" kitchen tidy bag.  Bags must be securely tied before being dropped into the chute.  Under no circumstances are heavy items such as building materials, bottles, cans etc to be placed into the chute because they will damage/block the compactor on the ground floor.  Similarly, large items such as doonas, timber (yes - it has happened), also block the compactor and cause damage to its operation or result in our caretaker having to undertake the unpleasant operation of clearing the chute.  Where damage is traceable back to an individual or apartment, the owner will be invoiced for the cost of the repair, including labour cost to clear the chute.  If you have large or heavy items, please take them downstairs and place them into the bins with the red lids.


Recycling of glass, metal and plastic items can be achieved by placing them in the yellow lid bins on the ground floor.  If you have large cardboard boxes, please cut them up and put the pieces in the bin rather than leaving the job for our caretaker to do - he has enough work to cope with every day as is.


Woollahra Council provide three days per year when large items of hard waste can be left for collection on the nature strip on Darling Point Rd.  The Strata Committee will advise the dates a week in advance.

Bicycle Storage

Bicycles are to be chained to the wall of the lower level car park, where there is  some shelter.  They are not permitted  to be left in the foyer or common area passageways, but may be taken via the lift to be stored in the resident's own apartment.

Pets

Pets are permitted at Winslow Gardens.  Bylaw No. 16 advises the application process and conditions for the keeping of a pet.  Please refer to the bylaws, which are available on this website. 

Telecommunications

Winslow Gardens is connected to the NBN and all apartments have cabling running to the entrance to the front door (if not already connected to the NBN via a service provider).

Laundries

Laundries for the use of all residents are located in the eastern stairwell on the ground floor, levels 4, 8 and 12.  There is no charge for washing or drying clothes, so please do not overload the machines which may result in breakages and incur call out repair costs.


Washing and drying can be carried out between 7am and 9pm, 7 days/week.


As a courtesy, please remove your washing once it's completed so that the machines are available for others to use.
